As Home Prices Plummet, When Will You Buy?
If renters see little incentive to rent rather than owning a house, they will start buying. For example you see Bank of America adopting a massive, systematic loan modification program. The irony of all this may be that just as the market was beginning to find some footing and correct itself in these hard-hit areas, the government jumps in to try to save everyone and thereby undercuts those shaky steps toward a recovery. Home prices in 20 of the nation's major metro areas in July were collectively down 16.3 percent from a year ago, according to the S&P/Case-Shiller

July Foreclosure Report
Bank Repossessions (REOs) accounted for 28 percent of all activity during the month, while defaults accounted for 41 percent and auction notices accounted for 31 percent. This shift in percentages shows that a higher proportion of properties that enter the forecosure process are ending up repossessed by lenders. Foreclosure Search: Lessons from Long Beach
Not all areas have a lot of recent foreclosureactivity, and that may mean youll have to be more patient in yoursearch (make sure to set up daily e-mail alerts) or broaden your search so that you have more properties to choose from. For example, one search this customer ran was for bank-owned properties in a specific Long Beach zip code. A few days ago I spoke to a new RealtyTrac customer who was having trouble tracking down foreclosure property in Long Beach, Calif . She said something like, "Is the information on your site accurate?

  • Local Market Perspective: Lake Havasu, Ariz.
In May 2008, there were 272 new listings, down 1.5 percent from May 2007. There were 134 sold listings in May 2008, down 15.52 percent from May 2007. I am seeing a rise in foreclosures and short sales far higher than May of 2007. With a population of fewer than 55,000, the Lake Havasu, Ariz., real estate market is still declining.

  • A Small Silver Lining in Q1 Foreclosure Storm
Dispatches from Detroit indicate that free-market forces may be the catalyst. That in turn allows lenders to start unloading foreclosure inventory, easing a heavy burden that has been weighing down the citys housing market. Different forces may be at work in Philadelphia, helping that citys foreclosure rate remain relatively low. Foreclosure sales originally scheduled for April and May will be postponed until at least July. While foreclosure activity in the first quarter of 2008 was up on a year-over-year basis in 90 percent of the nations 100 largest metropolitan areas, according to the RealtyTrac Q1 report issued today, there were a few notable exceptions that could prove to be a harbinger of hope for the nations battered housing market.

  • Bank-Repossession Beat Continues in March
And for the second month in a row, the number of bank repossessions, or REOs, was up more than 100 percent year over year. The implication: while significantly more homeowners are falling into foreclosure, there is an even bigger increase in the number of homeowners already in the process who are losing their homes to foreclosure — whether through the typical foreclosure sale mechanism or whether by pre-empting the public foreclosure sale through what is called a deed in lieu of foreclosure. The lender also has to agree to the DIL arrangement, which may involve clearing out other
