As Home Prices Plummet, When Will You Buy?
If renters see little incentive to rent rather than owning a house, they will start buying. For example you see Bank of America adopting a massive, systematic loan modification program. child will take a lot longer to learn to walk if her parent never lets her try on her own, but rushes over and picks her up everytime she stands up and gets ready to take a step -- because the parent is afraid that the child may fall. July Foreclosure Report
U.S. Bank Repossessions (REOs) accounted for 28 percent of all activity during the month, while defaults accounted for 41 percent and auction notices accounted for 31 percent. This shift in percentages shows that a higher proportion of properties that enter the forecosure process are ending up repossessed by lenders. • Short sales rising
If a short sale doesn’t work, it eventually becomes a bank-owned foreclosure. Nationwide, a total of 130,511 new foreclosure filings were reported in January, a 19 percent increase from the previous month and a 25 percent increase from January 2006, according to ReaaltyTrac’s U.S. January’s total was the highest since RealtyTrac began issuing its report in January 2005. Scanning the Southern California Multiple Listing Service (MLS) last week, the one thing that stands out is the growing number of short sales. Last year, you rarely saw the phrase “short sale” in the MLS property

  • A (Relatively) Few Bad Apples Spoil the Barrel
According to the RealtyTrac U.S. Foreclosure Market Report issued today, the total number of properties with foreclosure activity in April reached the highest level on a monthly basis since RealtyTrac began issuing the report in January 2005. Foreclosure filings were reported on 243,353 U.S. Look for more local market properties during the month -- certainly a big number, although only a tiny fraction of the nation's 126 million total housing units. Still, nearly a quarter million properties in one month can have a significant impact on a housing market that is registering about 5 million

  • MBA Survey Confirms Q1 Foreclosure Surge
The first quarter MBA National Delinquency Survey released today largely supports the findings of the RealtyTrac Q1 2008 U.S. The total number of properties with foreclosure filings in the RealtyTrac April report was the highest monthly total since RealtyTrac began issuing the report in January 2005. It’s too early to say that the lower foreclosure numbers in states such as Ohio and Michigan represent a light at the end tunnel for the battered real Foreclosure Market Report released at the end of April, which found overall foreclosure activity increased 23 percent from the fourth quarter of 2007 and 112 percent from the first quarter of 2007.

  • Local Market Perspective: Lake Havasu, Ariz.
My last seven sales have all been bank-owned homes, with over 171 contacts from my RealtyTrac source. The property was worth $550,000 in 2005, but today sold for $308,000. Normally, on a holiday weekend, we have so many visitors all of us locals stay away from the Lake with lines a mile long to get on the Lake. With a population of fewer than 55,000, the Lake Havasu, Ariz., real estate market is still declining.

  • Bank-Repossession Beat Continues in March
For the third month in a row U.S. foreclosure activity registered at more than 50 percent above the level it was at a year ago, according to the March RealtyTrac U.S. And for the second month in a row, the number of bank repossessions, or REOs, was up more than 100 percent year over year. The implication: while significantly more homeowners are falling into foreclosure, there is an even bigger increase in the number of homeowners already in the process who are losing their homes to foreclosure — whether through the typical foreclosure sale mechanism or Foreclosure Market Report .
