Realtors '07 Forecast Looks Promising for Future Foreclosure Activity
At Wednesday’s Opening Session of California Realtor EXPO 2006, Leslie Appleton-Young, Chief Economist for the California Association of Realtors, presented her housing forecast for next year , calling for the state’s median home price to drop for the first time in 10 years and the pace of home sales to continue to decrease. The CAR forecast also calls for a 2 percent drop in the state’s median home price next year from a projected median price of $561,000 for 2006, down to a projected median of $550,000 in 2007 — a stark contrast to a year ago when most forecasters were predicting

Foreclosures Fade in World Series Spotlight
The Detroit Tigers are the feel-good story of this year’s World Series, having made it to baseball’s big dance only three years after posting 119 losses — one of the worst records in history. Detroit’s Wayne County reported 4,190 properties entering foreclosure in September, the second most only behind Chicago’s Cook County (whose fans didn’t have any team to cheer in the playoffs this year). Motor City Tops MSA Foreclosure List in Q3
As if it wasn’t bad enough that the local economy has been steadily losing jobs in the automotive sector, Detroit reported the highest foreclosure rate of the top 100 metropolitan statistical areas (MSAs) in the country for the third quarter of 2006 as well. After two straight quarters when Indianapolis, Atlanta and Dallas led the nation in foreclosure rate, Detroit took over the top spot on the RealtyTrac Q3 2006 U.S. Metropolitan Foreclosure Market Report — followed by Ft. Lauderdale and Denver .

California Tops PMI's Risk Index
Of the top 50, all but four metro areas — Detroit and Warren, MI; Cleveland, OH; and Indianapolis, IN — saw employment growth. Given that fact, it is no surprise that two out of those four metros also documented some of the highest foreclosure rates in the country for all of 2006. According to RealtyTrac’s year-end report for 2006 , Detroit led the nation’s 100 largest metro areas in foreclosure rate, reporting that 4.9 Seven out of the 10 riskiest housing markets in the nation for home price deflation over the next two years are located in California, according to the Winter 2007 PMI U.S.
