Motor City Tops MSA Foreclosure List in Q3
As if it wasn’t bad enough that the local economy has been steadily losing jobs in the automotive sector, Detroit reported the highest foreclosure rate of the top 100 metropolitan statistical areas (MSAs) in the country for the third quarter of 2006 as well. After two straight quarters when Indianapolis, Atlanta and Dallas led the nation in foreclosure rate, Detroit took over the top spot on the RealtyTrac Q3 2006 U.S. Metropolitan Foreclosure Market Report — followed by Ft. Foreclosures Inch Higher in May
RealtyTrac just released state and national foreclosure statistics for the month of May . The data show nationwide foreclosures inching up 2 percent from the previous month and 28 percent from May 2005. “Our May numbers echo the recent report by the Mortgage Bankers Association, which noted that delinquency and default activities were lower in the first quarter of 2006,” commented James J. California Tops PMI's Risk Index
Studying the 50 largest Metropolitan Statistical Areas (MSAs) in the nation, scores increased for 34 out of the nation’s top 50 over a year earlier, with an average score of 342. Given that fact, it is no surprise that two out of those four metros also documented some of the highest foreclosure rates in the country for all of 2006. According to RealtyTrac’s year-end report for 2006 , Detroit led Seven out of the 10 riskiest housing markets in the nation for home price deflation over the next two years are located in California, according to the Winter 2007 PMI U.S. Market

Data Suggests Decline in California Foreclosures
This sheds light on some of the most recent foreclosure statistics published by RealtyTrac (see our latest report) , which show decreasing numbers of new filings in March and April, and May numbers up only slightly. The current Chapman estimate is for 226,000 jobs to be created by year-end 2006, with another 150,000 jobs added during 2007. California’s latest economic numbers reported by forecasters at the A. Gary Anderson Center for Economic Research at Chapman University suggest that the number of foreclosures for the state will continue to dwindle for the foreseeable future.

Short sales rising
Nobody keeps statistics on how many short sales close each month, but based on anecdotal evidence they are increasing at an alarming rate. Nationwide, a total of 130,511 new foreclosure filings were reported in January, a 19 percent increase from the previous month and a 25 percent increase from January 2006, according to ReaaltyTrac’s U.S. Scanning the Southern California Multiple Listing Service (MLS) last week, the one thing that stands out is the growing number of short sales. Last year, you rarely saw the phrase “short sale” in the MLS property description.
