Long-Term Solution for Fannie and Freddie Dilemma
If Fannie Mae and Freddie Mac collapse the result would be the wholesale destruction of the national mortgage system; a virtual halt to home sales because few local mortgages would be available; soaring interest rates because few loans would be available and a level of losses throughout the economy unseen since the Great Depression. Under enormous political pressure, both Fannie Mae and Freddie Mac allowed that they would agree on a "voluntary" basis to abide by SEC accounting standards. Option ARM Borrowers Running Out Of Time
See: "Option ARMs, Its Later Than It Seems," September 2008.) For instance, to reduce down payment requirements borrowers could buy with "piggyback" financing, deals with a first loan equal to 80 percent of the purchase price and a second loan equal to 10 percent, 15 percent and even 20 percent of the sale value. In the end, the most likely solution will be loan modifications, new deals between option ARM borrowers and investors to avoid foreclosure sales and massive losses." Why Option ARMs? National Registration For Loan Officers Becomes Reality
The Secure and Fair Enforcement for Mortgage Licensing Act of 2008 , part of the FHA reform bill, sets in place national standards for mortgage loan officers. The sale of residential mortgages allows local lenders to have fresh capital which can then be used to originate more loans. There are other standards and requirements as well, but the basic point is this: Once the system is in place every loan officer will either National Registration For Loan Officers Becomes Reality By Peter G. • Tips for Buying Short Sales from the Lender
With more and more sellers unloading their homes for less than what they owe on their mortgages, now is a good time for investors to start negotiating “short sales” with lenders . Next, when you talk with the lender's loss mitigator, you'll want to find out three things: • Will the lender agree to a short sale; • What additional information they'll need to complete the process; • Request the “payoff quote schedule,” which is what the lender thinks they are owed. Real estate investors can find good deals as long as you are aware of the extra time and work required to make it happen.

  • California Foreclosures 2007: Steady As She Goes
Through November, RealtyTrac tallied nearly 130,000 properties that entered some stage of foreclosure in California alone during 2006; accounting for roughly 11 percent of the nation’s foreclosures for the same period. Only a slight uptick in job creation throughout California is expected, along with low housing affordability, a larger inventory of unsold houses, declining home prices, lower sales volume and less residential construction. A dubious honor at best, the Golden State maintained a level of foreclosure activity during the past year that kept it in the nation’s upper echelon in terms of state foreclosure totals.
