Foreclosures up 13 percent in February
Indiana and Colorado werent too far behind, with one new foreclosure for every 427 households in Indiana, and one new foreclosure for every 443 households in Colorado. Texas and Florida were on top in terms of sheer number of foreclosures. RealtyTrac released our February 2006 foreclosure numbers today, and they show U.S. foreclosures increasing for the third month in a row.

Many of the states near thebottom of that list -- namely Michigan, Ohio, Indiana, Colorado, Texas and Georgia -- also appeared among the top 10 on RealtyTracs list of state foreclosure rates in the first quarter. A new report shows a strong correlation between slow home priceappreciation and high foreclosure rates, although its clear thecorrelation does not involve a direct cause-and-effect relationship. The Office of Federal Housing Enterprise Oversight (thank goodness for acronyms) on Thursday released home price appreciation statistics for the first quarter of 2006,

Foreclosures Exceed 100K for Fifth Month
Colorado, Nevada and Georgia posted the nation’s three highest state foreclosure rates despite decreasing foreclosure activity in all three states. Colorado’s foreclosure rate of one new foreclosure filing for every 376 households was nearly three times the national average. Texas foreclosure activity increased 4 percent, helping the state reclaim the top spot from California in terms of total foreclosures. U.S. foreclosure activity dropped 9 percent in December, backing down from a November foreclosure total that was the year’s highest.

US Foreclosures a Mixed Blessing in Q2

Foreclosures Back on the Up and Up

2006 Foreclosure Filings Surpass 1.2 Million
Colorado documented the nation’s highest state foreclosure rate, with total foreclosure filings representing 3 percent of the state’s households. Texas reported 156,876 foreclosure filings during the year, the most of any state and nearly 13 percent of the national total. More than 1.2 million foreclosure filings were reported nationwide during 2006, up 42 percent from 2005 and a foreclosure rate of one foreclosure filing for every 92 households, according to the RealtyTrac 2006 U.S.

Foreclosures Begin 2007 at Two-Year High
That was up 19 percent from the previous month and up 25 percent from January 2006. After dominating the headlines with the highest state foreclosure rate for much of 2006, Colorado’s foreclosure rate dropped to fourth highest among the states thanks to a slight decrease in foreclosure activity in January. Texas, California and Florida continued to report the top three monthly foreclosure totals among all the states. New foreclosure activity in January hit its highest level since RealtyTrac began issuing a national foreclosure report two years ago, with 130,511 new foreclosure filings reported during the month.

FBI: Mortgage Fraud Begets Foreclosure
The correlation is apparent in the report’s list of the top states for mortgage fraud: California, Florida, Georgia, Illinois, Indiana, Michigan, New York, Ohio, Texas, and Utah. The FBI also lists Arizona, Colorado, Maryland, Minnesota, Missouri, Nevada, North Carolina, Tennessee, and Virginia as other areas significantly affected by mortgage fraud. The report identifies the most common scam as “illegal property flipping.” The FBI recently came out with its 2006 Mortgage Fraud Report , which somewhat anticlimactically concludes that there is “a strong correlation between mortgage fraud and loans which result in default or foreclosure.”
