Where to find the best deals on foreclosures
It’s important for buyers and investors who are interested in the foreclosures market to carefully evaluate local market conditions before diving into foreclosures in any given area. Our analysis of nationwide foreclosure property sales in the last seven months shows that while some areas of the country documented a plethora of properties in foreclosure and big savings on foreclosure purchases, other areas reported relatively low foreclosure inventories and smaller average savings on foreclosure purchases. Foreclosure markets most favorable to buyers and investors According to data from the RealtyTrac database, homebuyers and investors realized average savings over the past seven months of more than 40 percent on foreclosure purchases in Ohio and average savings of more than 30 percent on foreclosure purchases in Indiana , Tennessee , Georgia and Texas .

ARM'd and Dangerous?
He asks a question toward the end of his post about why the Midwestseems to be getting hit unusually hard with foreclosures in spite ofthe fact that both coasts saw higher price spikes in home values and ahigher percentage of "exotic loans." Top Metro Foreclosure Rates
Fifteen of the cities with the top 25 metro foreclosure rates in the first half of 2007 were located in California, Florida and Ohio, according to the R ealtyTrac Midyear 2007 Metropolitan Foreclosure Report , released yesterday. 5 States = 55% of July Foreclosure Pie
California, Florida, Michigan, Ohio and Georgia together accounted for 55 percent of all U.S. foreclosure filings in July, according to the RealtyTrac U.S. Foreclosure Market Report released today. The foreclosure filings tracked in the report are default notices, auction notices and bank repossessions. California reported the most foreclosure filings of any state, with 39,013. The states foreclosure activity was actually down a half a percent from the previous month but still up 289 percent from July 2006.

MBA Survey Confirms Q1 Foreclosure Surge
The first quarter MBA National Delinquency Survey released today largely supports the findings of the RealtyTrac Q1 2008 U.S. Foreclosure Market Report released at the end of April, which found overall foreclosure activity increased 23 percent from the fourth quarter of 2007 and 112 percent from the first quarter of 2007. Appreciation Rates Foreshadow Foreclosures
Third-quarter house price appreciation figures released last week by the Office of Federal Housing Enterprise Oversight provide more evidence of a cooling real estate market and further foreshadowing of a continued rise in foreclosures — all pointing to more opportunities for real estate investors to buy low. Two Counts Show Foreclosure Activity Rising

1 Million Foreclosures and Counting
Foreclosures filings for the year surpassed the 1 million mark in October, when 115,568 foreclosure documents were recorded nationwide, according to the RealtyTrac U.S. Foreclosure Market Report , released today. The report shows a foreclosure rate of one new foreclosure filing for every 1,001 U.S. households — up 3 percent from September and 42 percent from October 2005. The year-to-date foreclosure total stands at 1,029,132, up from 732,608 at the same time last year.
