Metro Foreclosures: California Catch-up
Foreclosure activity decreased in the majority of the nation’s 100 largest metropolitan areas in the second quarter of 2006, including Indianapolis (down 32 percent from the previous quarter), Atlanta (down 37 percent), Dallas (down 12 percent) and Denver (down 18 percent). All this points to the development of an interesting trend: historically low California foreclosure rates are starting to gain ground on foreclosure rates in the Midwest and South, which seem to be leveling off after a sharp increase in the first quarter. Motor City Tops MSA Foreclosure List in Q3
After two straight quarters when Indianapolis, Atlanta and Dallas led the nation in foreclosure rate, Detroit took over the top spot on the RealtyTrac Q3 2006 U.S. Worth, Atlanta, Las Vegas and Memphis rounded out the top 10. This trend corresponds to what RealtyTrac is seeing in the national real estate market where sales volume is slowing down — heading negative in many areas of the country — price appreciation As if it wasn’t bad enough that the local economy has been steadily losing jobs in the automotive sector, Detroit reported the highest foreclosure rate of the top 100 metropolitan statistical areas (MSAs) in the country for the third quarter of 2006 as well.

2006 Foreclosure Filings Surpass 1.2 Million

Foreclosures Begin 2007 at Two-Year High
New foreclosure activity in January hit its highest level since RealtyTrac began issuing a national foreclosure report two years ago, with 130,511 new foreclosure filings reported during the month. Nevada took the top spot with one new foreclosure filing for every 362 households. Substantial increases in foreclosure activity in Detroit and Atlanta helped drive up the foreclosure That was up 19 percent from the previous month and up 25 percent from January 2006. After dominating the headlines with the highest state foreclosure rate for much of 2006, Colorado’s foreclosure rate dropped to fourth highest among the states thanks to a slight decrease in foreclosure activity in January.

U.S. Foreclosure Activity Surges in First Quarter
The report documents a total of 437,498 foreclosure filings, which include default notices, auction notices and bank repossessions, during the quarter and a quarterly foreclosure rate of one foreclosure filing for every 264 households — the highest quarterly foreclosure rate since RealtyTrac began issuing its report more than two years ago.
