U.S. Foreclosure Activity Surges in First Quarter

Stacking Up 2007 Metro Foreclosure Rates
It was the usual suspects topping the 2007 MSA Foreclosure Rate Rankings released by RealtyTrac today. Detroit, Stockton and Las Vegas were the top three, each with more than 4 percent of total households in some stage of foreclosure during the year. To give you a more graphical view of the on-the-ground implications of foreclosure activity at the neighborhood level, weve created a map showing Detroit fourth-quarter foreclosure filings geographically. A non-profit group has launched a program to turn former foreclosures into farmland. allow it to garden vacant lots from the thousands of foreclosures in the county’s inventory and allow its volunteers to plow and plant them in order to grow fruits and vegetables for needy locals. A Small Silver Lining in Q1 Foreclosure Storm
While foreclosure activity in the first quarter of 2008 was up on a year-over-year basis in 90 percent of the nations 100 largest metropolitan areas, according to the RealtyTrac Q1 report issued today, there were a few notable exceptions that could prove to be a harbinger of hope for the nations battered housing market. On the other hand, those exceptions could just turn out to be a source of false hope, perpetuated in part by short-term foreclosure solutions that are about as effective as a five-gallon bailing bucket on the sinking Titanic. The notable exceptions included Detroit — a longtime posterchild for the foreclosure meltdown — and Philadelphia, along with a few other Pennsylvania metro areas.

Over the past three months, my clients and I have presented nine contracts to pre-foreclosure, REO and short sale sellers. The Seattle market is not what you see on the news, hear on the radio, or read in the paper in terms of the rest of the nation’s foreclosure woes.
