U.S. Foreclosure Activity Surges in First Quarter
The report documents a total of 437,498 foreclosure filings, which include default notices, auction notices and bank repossessions, during the quarter and a quarterly foreclosure rate of one foreclosure filing for every 264 households — the highest quarterly foreclosure rate since RealtyTrac began issuing its report more than two years ago. Colorado and Georgia rounded out the top three state foreclosure rates, followed by Michigan, California, Florida, Arizona, Ohio, Texas and New Jersey. U.S. foreclosure activity in the first quarter of 2007 was up 35 percent from the first quarter

FBI: Mortgage Fraud Begets Foreclosure
The correlation is apparent in the report’s list of the top states for mortgage fraud: California, Florida, Georgia, Illinois, Indiana, Michigan, New York, Ohio, Texas, and Utah. These investors will forgo jumping through the legal loopholes to help distressed homeowners and just wait for the public auction, or until the property has been repossessed by the lender. So maybe what is needed more than The FBI recently came out with its 2006 Mortgage Fraud Report , which somewhat anticlimactically concludes that there is “a strong correlation between mortgage fraud and loans which result in default or foreclosure.”

MBA Survey Confirms Q1 Foreclosure Surge
That closely mirrored the trend in MBA’s foreclosure rate, which put the percentage of loans in the foreclosure process at 2.47 percent reported in the first quarter of 2007. The trend lines are even closer when looking at the RealtyTrac first quarter foreclosure rate (0.515 percent of total housing units with a foreclosure filing during the quarter), which was up 21 percent from the fourth quarter of 2007 — exactly the same percentage increase as the MBA foreclosure rate — and up 109 percent from the first quarter of 2007. The first quarter MBA National Delinquency Survey released today largely supports the findings of the RealtyTrac Q1 2008 U.S.
