Bank Repossessions (REOs) accounted for 28 percent of all activity during the month, while defaults accounted for 41 percent and auction notices accounted for 31 percent. This shift in percentages shows that a higher proportion of properties that enter the forecosure process are ending up repossessed by lenders. Fannie Mae Toughens Foreclosure Guidelines
Effective June 1, 2008, Fannie will require a potential borrower’s credit history to be free from any foreclosure activity for five years before it will consider buying a mortgage taken out by that borrower. There are only three exceptions to this requirement: • Manually underwritten loans with non-traditional credit • Loans originated in limited cash-out situations, or • Loans insured by an agency of the federal government such as HUD, FHA or VA Although it does not appear that these new standards will apply to investors, they will make it harder for low-income and first-time homebuyers

Fannie Mae Toughens Foreclosure Guidelines
