ARM'd and Dangerous?
Another nice post from Jonathan Miller on his Matrix blog, "Foreclose Already So We Can Get Back To Normal" ( http://matrix.millersamuel.com/?p=568 Jonathan does his usual fine job of trying to help everyone keep the numbers in context. p=568 568 ). He asks a question toward the end of his post about why the Midwestseems

Flying Foreclosure Photos
RealtyTrac integrated Microsoft Virtual Earth technology into its member website this week, allowing subscribers to view aerial and “birds-eye” photos of properties listed on the website (see sample below). This powerful technology should prove especially helpful for those searching for pre-foreclosure and foreclosure properties because those properties usually don’t include a curbside photograph (something that has long been a stumbling block for buyers and investors). The visual representation of comps helps to quickly see how those properties compare to the subject property

The Shrinking World of Government Loans
In an interesting post on his excellent, informative FHA Mortgage Guide blog, author Peter Miller notes that, over a 5-year period, FHA and VA loans have basically lost half of their market share. Despite the fact that theyre not as sexy as "no doc, no talk, just walk" loans - all of which seem to be going into default now - VA and FHA loans tend to be much safer, and an all-around better alternative to the risky, toxic products that have been at the heart of the current foreclosure mess. With President Bush proposing the FHA Secure program , hopes abound that some of these governmental

Big Ben Is Finally Talking Foreclosures
Big Ben Bernanke, that guy at the top of the nation’s financial food chain, finally admitted Tuesday in an address to a group of the nation’s community bankers that foreclosures are not going to go away anytime soon. The Fed Chief gave two reasons for the bleak forecast (both of which have been espoused in previous posts in this blog): 1) further declines in housing prices are expected; and 2) significant resets of adjustable interest rates to unaffordable levels for many borrowers who were convinced to take out the more risky loan products of the past few years. Bernanke went on

Dis-ARMament Aimed to Curb Foreclosures
These loans are what many in the banking and real estate industries say have helped home buyers get into their first home or purchase more home than they otherwise could afford using more conventional mortgage products. The National Association of Realtors (NAR) lauded the new consumer education efforts put forth by the government, but cautioned regulators not to restrict innovation in the mortgage lending sector. Credit Card and Mortgage Debt Fuels Foreclosure
Rising interest rates have caught many homeowners in a “can’t pay, can’t sell, can’t refinance” vise, in which their ARM payments are outpacing their incomes and their homes have not appreciated enough to help cover the cost of a refinanced mortgage or to allow them to sell and walk away. Clash of Cultures at CAR Expo
In short, some Realtors take offense at such sites, which they see as giving consumers a false belief that much of the research involved in a real estate transaction can be done without the help of a Realtor. “I Do you believe you could successfully purchase or sell a foreclosure without the help of a Realtor or other real estate professional? Comment on this blog LONG BEACH, Calif. — The opening session of what is billed as “Tech Tuesday” at the California Realtor Expo 2006 provided a somewhat unvarnished glimpse into how some Realtors are responding to real estate websites that

Lenders Asked to Clean Up Unhealthy Foreclosures
In the meantime, California’s Department of Financial Institutions is asking the CEOs of all industry members to help stop the spread of the virus by draining the water at all vacant properties currently under their management. Look to the News and Events page of the RealtyTrac website and the ForeclosurePulse blog for future updates on this and other foreclosure-related news.
