Foreclosures Fade in World Series Spotlight
The Detroit Tigers are the feel-good story of this year’s World Series, having made it to baseball’s big dance only three years after posting 119 losses — one of the worst records in history. The Tigers have given local fans a chance to momentarily forget about another dubious distinction: that they reside in a city with one of the highest foreclosure rates in the nation . Detroit’s The city’s foreclosure rate of one new foreclosure filing for every 197 households was more than five times the national average and tops among the nation’s 100 largest metros. And foreclosures

Motor City Tops MSA Foreclosure List in Q3
As if it wasn’t bad enough that the local economy has been steadily losing jobs in the automotive sector, Detroit reported the highest foreclosure rate of the top 100 metropolitan statistical areas (MSAs) in the country for the third quarter of 2006 as well. After two straight quarters when Indianapolis, Atlanta and Dallas led the nation in foreclosure rate, Detroit took over the top spot on the RealtyTrac Q3 2006 U.S. Metropolitan Foreclosure Market Report — followed by Ft. Lauderdale and Denver .

  • A Small Silver Lining in Q1 Foreclosure Storm
The notable exceptions included Detroit — a longtime posterchild for the foreclosure meltdown — and Philadelphia, along with a few other Pennsylvania metro areas. Foreclosure activity in Detroit was down nearly 4 percent from the first quarter of 2007, although the citys foreclosure rate still ranked No. Dispatches from Detroit indicate that free-market forces may be the catalyst. While foreclosure activity in the first quarter of 2008 was up on a year-over-year basis in 90 percent of the nations 100 largest metropolitan areas, according to the RealtyTrac Q1 report issued today, there were a few notable exceptions that could prove to be a harbinger of hope for the nations battered housing market.

  • Make Food, Not Foreclosures
Similar to other parts of the nation’s Rust Belt, the county’s real estate market — particularly Detroit — is suffering. The pilot program would start with 20 plots, with the City of Detroit donating the water. A non-profit group has launched a program to turn former foreclosures into farmland. National Public Radio is reporting that the non-profit group Urban Farming requested that Wayne County, Mich.,

  • Local Market Perspective: Seattle, Wash.
In the Northern Seattle area there currently very few REO properties, and in terms of real short sales, I have seen under 10 that are decent over the past month. Here are some things to keep in mind when investing in the Seattle market: Land is an extremely limited resource in this city. Seattle did not experience the “urban sprawl” boom seen in so many other cities plagued with foreclosure woes. Over the past three months, my clients and I have presented nine contracts to pre-foreclosure, REO and short sale sellers. Out of those nine contracts, nine have been beat

  • Economic Indicators: Image Is Everything
When it comes to purchasing real estate — either as a primary residence or as an investment — perception is everything. So it is with real estate. Four real estate industry related reports have already been released this week, and Wall Street has reacted. When reports of telltale economic indicators are released, if Wall Street perceives them as bad, the market takes an immediate tumble. But when the indicators reported come is as expected, the reaction is generally good and we see an uptick in market activity.
