Fort Collins, Colorado. According to the latest data on the RealtyTrac website, Fort Collins has only 20 properties in the pre-foreclosure stage, but 226 properties are ready to go to auction and another 156 are bank owned (REO). Like Fort Collins, most of them have homes somewhere in the foreclosure pipeline, proving that foreclosures are present even in highly desirable locales.     As the most recently collected data reported today in RealtyTracs Q2 2006 U.S. On the positive side, foreclosure activity nationwide during Q2 2006 rose 25 percent over the same quarter last year to 272,109 properties . On the flip side, however, foreclosure activity nationwide decreased 16 percent between the first and second quarters of the year, meaning there are less properties to invest in, thus making the search for properties that will pencil out as a "good deal" even harder to find.   • FBI: Mortgage Fraud Begets Foreclosure
    The FBI also lists Arizona, Colorado, Maryland, Minnesota, Missouri, Nevada, North Carolina, Tennessee, and Virginia as other areas significantly affected by mortgage fraud. The report identifies the most common scam as “illegal property flipping.” This is not what many legitimate investors refer to as flipping — buying a property at a discounted price, making repairs and then quickly reselling the property for a profit. The FBI recently came out with its 2006 Mortgage Fraud Report , which somewhat anticlimactically concludes that there is “a strong correlation between mortgage fraud and loans which result in default or foreclosure.”
