No Mortgage Meltdown For These Banks
not far from Manhattan, Hudson City Bancorp has a lending philosophy that dates back decades: You can get a dull, boring, mortgage from Hudson at a very low rate — but only if you put equity into the property. As one example, Hermance says that of 50,000 New Jersey mortgages his bank bought back just two properties during a recent 12-month period. No Mortgage Meltdown For These Banks By Peter G. Miller     The news from Wall Street in recent weeks has not been good, especially in the world of mortgages.

  • Foreclosures Won't Break the Market Next Year
Director of Research and Analytics for First American Real Estate Solutions, said that even with $1 trillion of adjustable-rate mortgages ready to reset to higher interest rates in both 2007 and 2008, he believes the number of defaults and foreclosures resulting from the increased mortgage payments will be “painful but won’t break the economy or the market.” Basing his comments on data collected on first mortgages — with an emphasis on those originated between 2004 and 2005 — Cagan said, “We have to figure out who has equity and who doesn’t. All those who bought or refinanced in

  • FBI: Mortgage Fraud Begets Foreclosure
The FBI also lists Arizona, Colorado, Maryland, Minnesota, Missouri, Nevada, North Carolina, Tennessee, and Virginia as other areas significantly affected by mortgage fraud. The report identifies the most common scam as “illegal property flipping.” This is not what many legitimate investors refer to as flipping — buying a property at a discounted price, making repairs and then quickly reselling the property for a profit. The FBI recently came out with its 2006 Mortgage Fraud Report , which somewhat anticlimactically concludes that there is “a strong correlation between mortgage fraud and loans which result in default or foreclosure.”

  • 40 Is the New 30 for Lenders and Investors
Tauting the lower monthly payments the new product offers will appeal to first-time buyers, consumers in high-cost markets, real estate investors and buyers on a fixed income, the companys press release also warns that equity will build up more slowly as a result of the lower payments and a lot more total interest will be paid over the extra 10 years. Whether 40-year fixed-rate mortgages will help distressed homeowners who cant afford their monthly mortgage payment keep their property out of foreclosure -- its too early to tell. Well, as Fed Chairman Ben Bernanke decides on his next move -- will he or wont he ratchet up interest rates another 25 basis points next month as most economists are predicting -- mortgage lenders are also pondering their next moves.

  • Big Ben Is Finally Talking Foreclosures
The fact that refinancing is out of the question for many distressed homeowners now that lending standards have been tightened all over the country. Bernanke said he wants to institute measures that will reduce “preventable” foreclosures to stave off the erosion of property values and municipal tax bases in communities across the country. Measures like promoting greater loss mitigation efforts between lenders and distressed borrowers. Big Ben Bernanke, that guy at the top of the nation’s financial food chain, finally admitted Tuesday in an address to a group of the nation’s community bankers that foreclosures are not going to go away anytime soon. The Fed Chief gave two reasons for the bleak forecast (both of which have been espoused in previous posts in this blog): 1) further declines in housing prices are expected; and 2) significant resets of adjustable interest rates to unaffordable levels for many borrowers who were convinced to take out the more risky loan products of the past few years.
