It’s important for buyers and investors who are interested in the foreclosures market to carefully evaluate local market conditions before diving into foreclosures in any given area. Our analysis of nationwide foreclosure property sales in the last seven months shows that while some areas of the country documented a plethora of properties in foreclosure and big savings on foreclosure purchases, other areas reported relatively low foreclosure inventories and smaller average savings on foreclosure purchases. We show 117,259 properties nationwide entered some stage of foreclosure in February, a 13 percent increase from the previous month and a 68 percent increase from February 2005. A new report shows a strong correlation between slow home priceappreciation and high foreclosure rates, although its clear thecorrelation does not involve a direct cause-and-effect relationship. U.S. Foreclosure Activity Surges in First Quarter

Foreclosures Back on the Up and Up
foreclosures in July rose to their highest level in three months, bouncing back 5 percent from June, when they hit their low point of the year so far. And as they have been in each month so far this year, foreclosures were also up from a year ago, rising 18 percent from July 2005. A total of 92,845 properties entered some stage of foreclosure during the month, a foreclosure rate of one new foreclosure filing for every 1,245 U.S. U.S. households.

Metro Foreclosures: California Catch-up
Foreclosure activity decreased in the majority of the nation’s 100 largest metropolitan areas in the second quarter of 2006, including Indianapolis (down 32 percent from the previous quarter), Atlanta (down 37 percent), Dallas (down 12 percent) and Denver (down 18 percent). 2006 Foreclosure Filings Surpass 1.2 Million

FBI: Mortgage Fraud Begets Foreclosure
The FBI recently came out with its 2006 Mortgage Fraud Report , which somewhat anticlimactically concludes that there is “a strong correlation between mortgage fraud and loans which result in default or foreclosure.” The correlation is apparent in the report’s list of the top states for mortgage fraud: California, Florida, Georgia, Illinois, Indiana, Michigan, New York, Ohio, Texas, and Utah.
