Local Market Perspective: Lake Havasu, Ariz.
In May 2008, there were 272 new listings, down 1.5 percent from May 2007. There were 134 sold listings in May 2008, down 15.52 percent from May 2007. I am seeing a rise in foreclosures and short sales far higher than May of 2007. With a population of fewer than 55,000, the Lake Havasu, Ariz., real estate market is still declining.

Foreclosure Lessons from Long Beach: Part II
Confirming the status is necessary because although RealtyTrac checksif a property is SOLD, there may be a delay before we receive thatinformation and the owner in default could also reinstate the property, meaning it is no longer in foreclosure even though it did not sell. Also, even if RealtyTrac has an auction date listed, its not uncommonfor that auction date to be postponed, something you could only findout from the trustee. For example, one of the pre-foreclosure properties thatwe looked up only had a lender name and phone number, not a trusteename and phone number. As promised, here is another lesson about successfully searching andpursuing foreclosures based on a recent conversation with a customerwho was searching for properties in Long Beach, Calif.

40 Is the New 30 for Lenders and Investors
Wells Fargo, for example, just announced that it is joining the growing number of lenders, like Washington Mutual and Bank of America, that are offering 40-year fixed-rate loans. Still, this new loan may be a viable alternative to home buyers who may soon be finding themselves in trouble with the popular interest-only and option adjustable-rate mortgages -- especially if the Fed ups the interest rates more this year due to increased fears of inflation.stemming from higher energy costs and low unemployment. Well, as Fed Chairman Ben Bernanke decides on his next move -- will he or wont he ratchet up interest rates another 25 basis points next month as most economists are predicting -- mortgage lenders are also pondering their next moves.

Foreclosure Activity Deflating or Just Deferred?
The 3 percent decrease may lead some to speculate that the upward trend in foreclosure activity may be nearing an end, but as RealtyTrac CEO James J. What may be a better argument -- although certainly not an ironclad case -- that the foreclosure surge is starting to run out of steam is the trend over the past 18 months in YOY percentage changes, broken down by type of foreclosure filing. On the other hand, some U.S. foreclosure activity in June decreased 3 percent from the previous month but was still up 53 percent from June 2007, according to the RealtyTrac U.S.
