Foreclosures Continue Retreat
RealtyTrac released its June 2006 U.S. Foreclosure Market Report Tuesday, and the report shows a trend you may not have expected if youve been reading some recent headlines: foreclosure activity actually slowed in June from the previous month. The total number of foreclosures dipped below 90,000 for the first time this year, significantly lower than the 117,000-plus reported in February. So, despite myriad predictions otherwise, it appears that foreclosures are not spiraling out of control -- although they are up significantly But many market watchers are still waiting for the other shoe to drop, with trillions of dollars in adjustable rate loans expected to reset in the next year and a half .

Foreclosure Activity Backs Off 30-Month High
Foreclosure activity decreased 7 percent in June, backing down from a 30-month high reached in the previous month, according to the RealtyTrac U.S. Foreclosure Market Report issued today. Despite the month-over-month decrease, however, foreclosure filings were still up 87 percent from June 2006. Nevada continued to register the nations highest state foreclosure rate, with one foreclosure filing for every 175 households — more than four times the national average. 5 States = 55% of July Foreclosure Pie
foreclosure filings in July, according to the RealtyTrac U.S. Foreclosure Market Report released today. The foreclosure filings tracked in the report are default notices, auction notices and bank repossessions. California reported the most foreclosure filings of any state, with 39,013. California, Florida, Michigan, Ohio and Georgia together accounted for 55 percent of all U.S. The states foreclosure activity was actually down a half a percent from the previous month but still up 289 percent from July 2006.

Foreclosures Back on the Up and Up
foreclosures in July rose to their highest level in three months, bouncing back 5 percent from June, when they hit their low point of the year so far. And as they have been in each month so far this year, foreclosures were also up from a year ago, rising 18 percent from July 2005. A total of 92,845 properties entered some stage of foreclosure during the month, a foreclosure rate of one new foreclosure filing for every 1,245 U.S. U.S. households.

Legislating Lower Foreclosure Rates?
An Illinois law intended to help reduce foreclosures is drawing cries of discrimination from some of the people it is trying to protect, according to the Chicago Defender newspaper. “Nearly 60 days after Illinois House Bill 4050 went into effect to supposedly protect consumers from predatory lenders, a coalition of Black and Latino city residents say the new law is actually destroying property values in select minority communities.” The law is a pilot program that is being applied in 10 Chicago zip codes chosen for their high foreclosure rates, among other factors.
