Don't Dump Investors
These efforts are to help American families who both want to and can, through a loan modification or re-financing, stay in their homes.” Its not the governments job to bail out speculators, or those who made the decision to buy a home they knew they could never afford.” Why is someone who invests in real estate a “speculator” while corporations that lose billions of dollars hedging mortgage-based securities can count on the Federal Reserve Don’t Dump Investors By Peter G. Miller When it comes to bailing out giant banks, huge

Wachovia Changes The Lending Game
More significantly — and unlike Wachovia’s competitors — it’s making it easier for borrowers to dump option-ARMs by waiving the prepayment penalties routinely associated with such loans. “Effectively immediately,” says the company, “Wachovia is waiving all prepayment fees associated with its Pick-A-Pay mortgage to allow customers complete flexibility in their home financing decisions. In effect, waiving prepayment penalties that may not be collected is far better than losing homes to foreclosures and short sales. Negative Amortization Wachovia is also trying to make the best of

High-End Foreclosures Rising Among Top Tier Homes
High-End Foreclosures Rising Among Top Tier Homes By Octavio Nuiry, RealtyTrac Staff Writer Until now, the foreclosure crisis was confined to a narrow niche of middle-class urban communities and outer-rim new housing developments where first-time homeowners and real estate speculators benefited briefly from favorable financing. This is just the tip of the iceberg.” McCabe believes that delinquencies and defaults will rise not only among subprime borrowers, but among prime mortgages, Alt-A loans, teaser rate loans and low money-down

Local Market Perspective: Seattle, Wash.
Over the past three months, my clients and I have presented nine contracts to pre-foreclosure, REO and short sale sellers. In the Northern Seattle area there currently very few REO properties, and in terms of real short sales, I have seen under 10 that are decent over the past month. Because of the lack of “urban sprawl” in Seattle we do not have the inventory of foreclosure homes that the rest of the country has. Out of those nine contracts, nine have been beat by better offers. 2007: Housing Slowdown Good for Foreclosures
That means 2007 should be a good year for anyone involved in the foreclosure sector of the market — whether they are real estate agents, potential home buyers or real estate investors. Some highlights of the Chapman forecast: The sky isn’t falling, but housing prices are projected to decline 2.2 Housing starts are expected to remain down in many parts of the country, due to increased marketing time and inventories of unsold homes that grew from a 3.7-month supply in 2005 to a 7.3-month supply in 2006 at the national level. The cooling real estate sector will continue to plague the national economy next year, but enough positive economic fundamentals remain in place to counteract forces threatening to push the U.S.

Local Market Perspective: Lake Havasu, Ariz.
With our beautiful Lake and hot summers, we are considered a vacation and second home community. I am seeing a rise in foreclosures and short sales far higher than May of 2007. My last seven sales have all been bank-owned homes, with over 171 contacts from my RealtyTrac source. With a population of fewer than 55,000, the Lake Havasu, Ariz., real estate market is still declining.

Local Market Perspective: South Carolina
There is an immense amount of short sale activity going on. We are in an area — known as the Grand Strand — that is a tourist town, popular with second home buyers and investors. am referring to the investors who over-extended themselves with speculation, the second home buyers who bought more than they could afford, and the buyers who were talked into adjustable rate mortgages (ARM) loans so they could buy more home than they could afford. A lot of foreclosures here in South Carolina are also manufactured We are seeing more and more foreclosures come onto the market at this time here in South Carolina.

Latest Reports Sending Out Mixed Signals
The other report, released by the National Association of Realtors , reported that pending sales of existing homes were down 1.9 Yet, in the NAR announcement, chief economist Lawrence Yun states his belief that existing home sales will see little change over the next few months before making a notable improvement during the second half of 2008. “The The slip in pending home sales implies we’re not out of the woods yet, though an era of successive Two reports came out Tuesday that are prime examples of conflicting opinions and the confusion they can cause the average consumer or investor when it comes to assessing the state of the economy.

Fed Plays a Delicate Balancing Game With Rate Cut
In a move aimed at quelling fears of a looming recession, the Federal Open Market Committee took the country’s teetering monetary affairs seriously two weeks ago and lowered the short term federal funds rate another quarter of a percentage point to 4.5 Home builders giving out automobiles as incentives to buy a new home. The percent. This latest move represents the second such lowering of rates by the Federal Reserve’s Board of Governors in as many meetings.

California Foreclosures 2007: Steady As She Goes
Only a slight uptick in job creation throughout California is expected, along with low housing affordability, a larger inventory of unsold houses, declining home prices, lower sales volume and less residential construction. Even with interest rates remaining at or near historically low levels — thanks to the Federal Reserve — Esmael Adibi, director of the Anderson Center, is concerned about the resetting of mortgage rates on very risky adjustable-rate mortgages — particularly the interest-only and option loans home buyers have used to purchase more home than they could realistically
