California Tops PMI's Risk Index
Of the top 50 metros, 19 face a more than 50 percent chance of declining home prices through the end of 2008. The Sacramento-Arden-Arcade-Roseville, CA, metro area topped the list with a score of 604 (a 60.4 The San Diego-Carlsbad-San Marcos, CA, and Oakland-Fremont-Hayward, CA, metro areas tied for second place with a score of 603. Seven out of the 10 riskiest housing markets in the nation for home price deflation over the next two years are located in California, according to the Winter 2007 PMI U.S. Market Risk Index just released by the PMI Mortgage Insurance Co.

Las Vegas Foreclosure Activity Map
Since weve posted a foreclosure activity map for both Stockton and Detroit , I thought we should probably also include a map of Las Vegas, given its one of the top three on our list of 2007 metro foreclosure rates . In fact, we could only include activity from December because there were just too many foreclosure filings from the fourth quarter to fit on the map. Just like in Stockton and Detroit, the foreclosures are stacked on each other. Any of you living there in Las Vegas want to clue us in on what youre seeing on the ground?

A Small Silver Lining in Q1 Foreclosure Storm
While foreclosure activity in the first quarter of 2008 was up on a year-over-year basis in 90 percent of the nations 100 largest metropolitan areas, according to the RealtyTrac Q1 report issued today, there were a few notable exceptions that could prove to be a harbinger of hope for the nations battered housing market. The notable exceptions included Detroit — a longtime posterchild for the foreclosure meltdown — and Philadelphia, along with a few other Pennsylvania metro areas. On the other hand, those exceptions could just turn out to be a source of false hope, perpetuated in part by short-term foreclosure solutions that are about as effective as a five-gallon bailing bucket on the sinking Titanic.

Home Price Indices Reporting Record Lows
Home prices on existing single-family homes continued to sink further into the abyss nationally during the first quarter of 2008, according to two leading industry indicators. The Office of Federal Housing Enterprise Oversight (OFHEO) reported last week that prices fell 1.7 percent for the quarter, the largest quarterly price decline on record, based solely on purchase-only transactions (without refinancings). Foreclosure Filings Soar 90 Percent
