5 States = 55% of July Foreclosure Pie
California, Florida, Michigan, Ohio and Georgia together accounted for 55 percent of all U.S. Foreclosure Market Report released today. Michigan, Ohio and Georgia all reported more than twice the number of foreclosure filings as they did in July 2006. Foreclosure activity in Ohio was up 12 percent from the previous month, and foreclosure filings in July, according to the RealtyTrac U.S. The foreclosure filings tracked in the report are default notices, auction notices and bank repossessions.

Top Metro Foreclosure Rates
Fifteen of the cities with the top 25 metro foreclosure rates in the first half of 2007 were located in California, Florida and Ohio, according to the R ealtyTrac Midyear 2007 Metropolitan Foreclosure Report , released yesterday. California led the way with seven cities in the top 25, while Florida and Ohio both had four cities. The report ranks the foreclosure rate in the nation’s 100 largest metro areas. Stockton, Calif.,

Two Counts Show Foreclosure Activity Rising
Foreclosure Market Report , released yesterday. It’s interesting to note that the total foreclosure filings and unique property counts reveal almost identical trends on the national level: foreclosure filings are up 39 percent from the previous six months and 56 percent from the first half of 2006; unique property counts are up 32 percent from the previous six months and up 58 percent from the first half of 2006.” The similarity between the trends revealed by the two different counts did not end at the state level. More than 925,000 foreclosure filings were reported on more than 573,000 properties in the first half of 2007, according to the RealtyTrac Midyear 2007 U.S.

MBA Survey Confirms Q1 Foreclosure Surge
The first quarter MBA National Delinquency Survey released today largely supports the findings of the RealtyTrac Q1 2008 U.S. Foreclosure Market Report released at the end of April, which found overall foreclosure activity increased 23 percent from the fourth quarter of 2007 and 112 percent from the first quarter of 2007. Foreclosure Activity Up in 77 of Top 100 Metros
RealtyTrac released its third-quarter metro foreclosure rankings today, showing that rising foreclosures are affecting many areas of the country. Priced to Foreclose
The Office of Federal Housing Enterprise Oversight (thank goodness for acronyms) on Thursday released home price appreciation statistics for the first quarter of 2006, which show that U.S. Many of the states near thebottom of that list -- namely Michigan, Ohio, Indiana, Colorado, Texas and Georgia -- also appeared among the top 10 on RealtyTracs list of state foreclosure rates in the first quarter. A new report shows a strong correlation between slow home priceappreciation and high foreclosure rates, although its clear thecorrelation does not involve a direct cause-and-effect relationship.

Appreciation Rates Foreshadow Foreclosures
Third-quarter house price appreciation figures released last week by the Office of Federal Housing Enterprise Oversight provide more evidence of a cooling real estate market and further foreshadowing of a continued rise in foreclosures — all pointing to more opportunities for real estate investors to buy low.
