First Quarter Foreclosure Stats
RealtyTrac released foreclosure numbers for the first quarter of 2006 yesterday, and they show the nations foreclosures moving higher forthe fourth consecutive quarter, despite a decrease in March. The report documents 323,102 properties nationwide entering some stageof foreclosure in the first quarter, a 38 percent increase from theprevious quarter and a 72 percent year-over-year increase from thefirst quarter of 2005. Foreclosures Thrive in Third Quarter
With home price appreciation slowing and the inventory of unsold homes expanding, the third quarter proved to be fertile ground for sprouting foreclosures, according to RealtyTrac’s quarterly foreclosure market report . More than 300,000 new foreclosure filings were reported nationwide during the quarter, up 17 percent from the previous quarter and up 43 percent from the third quarter of 2005. That brings the year-to-date foreclosure total to more than 900,000, more than in all of 2005 and on pace to hit 1.2 million by year’s end.

U.S. Foreclosure Activity Surges in First Quarter
foreclosure activity in the first quarter of 2007 was up 35 percent from the first quarter of 2006, according to the RealtyTrac U.S. Foreclosure Market Report released today. The report documents a total of 437,498 foreclosure filings, which include default notices, auction notices and bank repossessions, during the quarter and a quarterly foreclosure rate of one foreclosure filing for every 264 households — the highest quarterly U.S. Nevada reported the highest state foreclosure rate during the quarter, with one foreclosure filing for every 75 households

Home Price Indices Reporting Record Lows
Home prices on existing single-family homes continued to sink further into the abyss nationally during the first quarter of 2008, according to two leading industry indicators. The Office of Federal Housing Enterprise Oversight (OFHEO) reported last week that prices fell 1.7 percent for the quarter, the largest quarterly price decline on record, based solely on purchase-only transactions (without refinancings). On a year-over-year basis the OFHEO reports that prices fell 3.1 percent between Q1 2007 and Q1 2008 to the lowest level seen in the 17-year history

Appreciation Rates Foreshadow Foreclosures
Third-quarter house price appreciation figures released last week by the Office of Federal Housing Enterprise Oversight provide more evidence of a cooling real estate market and further foreshadowing of a continued rise in foreclosures — all pointing to more opportunities for real estate investors to buy low.
